Referring to the Entertainment City resort casino mega-complex currently under construction in Manila Bay, Naguiat claimed it was not intended as a challenge to other regional gaming enclaves like Macau and Singapore. Naguiat told Yogonet the ?huge? Asian market meant the region?s gaming zones ?complement each other? more than they compete for customers. That said, Naguiat said the Philippines had ?much more to offer? than some of the other zones, such as ?historical places, beautiful beaches, a strategic location ? gaming is just a small part? of Entertainment City?s appeal.

Indeed, operators are reportedly already sniffing around Entertainment City in case the ongoing bribery investigation surrounding Kazuo Okada results in the suspension of Universal Entertainment?s gaming license. Amado Bagatsing, the chairman of the House of Representatives Committee on Games and Amusement, told reporters this week that there was a ?long line? of interested investors waiting to see if Universal?s license goes back on the auction block. Bagatsing declined to name names but claims there are at least four foreign firms that have expressed interest in the license. Nonetheless, Bagatsing challenged Okada to ?show your goodwill? by depositing the rest of the money needed to finish the construction of Universal?s Entertainment City project. ?If those were mere allegations, then I think [Okada] should proceed.?

It?s a good thing Taiwan?s Lienchang County government is taking its time developing its Matsu Island casino proposal, because the central government now says it won?t get around to passing the necessary casino legislation until June 2013 at the earliest. After that, Taiwan?s Central News Agency estimated the government could take another full year to consider applications and award a casino contract, then another three years to actually build the thing, meaning we could be well into 2017 by the time cards are in the air.

In the meantime, the anti-gambling forces in the Matsu region still haven?t gotten over losing the casino referendum this summer. They?ve now turned their rage against the region?s ?Matsu Gambling Tourism Year One? campaign, which includes plans to host a major mahjong competition starting in January with a grand prize of NT$1.5m (US $51.5k). Anti-Gambling Alliance members picketed the Lienchang County government?s announcement of the tournament, expressing their belief that since the central government hasn?t yet passed the casino laws, the tournament will be an illegal activity. Focus News Taiwan quoted lead zealot Ho Tsung-hsun saying casinos were ?hazardous to human hearts and destructive to families.? Presumably, Ho believes democracy is equally hazardous, because he clearly hasn?t accepted the fact that this is something the majority of Matsu residents want.

Last winter, Zone 5 Iowa, where I? live, became Zone 7 Iowa. Which is to say, for the first time in history the temperature did not go below zero. Kinda nice. Almost toasty.

Then we had a prolonged heat wave this summer. Not so nice. Drought.

But despite the fact that US. weather researchers say that our temps in the past year were the highest since record-keeping began in 1895, the need still exists here to escape the cold. (OK, so I?m a weather wimp.) And one of the few direct flights from this little burg goes to Phoenix

There's another bonus of staying at this architectural icon: quick access to the Phoenix Mountains desert preserve. Only 20 minutes from the pool.

OK, so I wanted to get warm, but this rocky incline was hot. Most sensible hikers were carrying water, but I figured I?d only get sweatier lugging the stuff up the mountainside. Six of one ?

Now this place isn?t exactly gardenesque, but it is dang impressive. I don?t know how even cactus grows here. But all around were those wondrous saguaros, all looking as though they were being held up.

Did you know it takes about 75 years for that cactus to grow its first arm? This is another reason national parks in the West have trouble with a different kind of rustler ? cactus rustlers. Seems some McMansion owners don?t have the patience to wait for their own cacti to reach for the sky.

An hour of stumbling over mountain rubble in the baking sun, and I?d enjoyed about as much as I could stand. So I went back to the pool. Funny. I went to the pool the first day to get warm. But now I?m going there to cool off.

Rule 1.?

Experience is truly measured by the number of closed transactions during the past year--not measured by one's "Years in the business".
A Realtor's experience is only as good as the deals they have done during the past 6-12 months. Just because a Realtor has "been in the business for the past 25 years", does not mean that they have sold more than a few houses a year or that they know and understand this current market.

Rule 2.

You won't get a better deal by going directly to the listing agent.

If you are buying a home and hope that you can negotiate 3% off of the top by going directly to the listing agent--you should understand why this does not work in Texas. The commission for both Realtors has already been written into the listing agreement between the seller and listing agent and if you go into a transaction unprotected without a Buyer's Agent--the listing agent will actually be "paid twice"--their commission will potentially increase as much as double* when there is no other Realtor involved--regardless of how much is negotiated off of the price of the house.? Unfortunately, when you do this, you get ZERO representation and almost no information that you should be getting if you had a Realtor represent you. An experienced buyer is never as experienced as a Realtor who buys and sells houses all day, every day, 25-30 times a year. A good Buyer's Agent can tell you about things about a particular property--things that the listing agent can't tell, because the listing agent is representing the seller--exclusively. The Texas Real Estate Commission is very clear in explaining the roles of the Buyer's Agent and the Seller's Agent. A Realtor either represents the Buyer or the Seller--never both at the same time for the same property. Red Flags that a Buyer's Agent may see in a home, property or locations are often not what shows up on a Seller's Disclosure about the property. Because the Seller's Agent represents the seller, there are some things that he may believe to be true, but just can't tell you, like unverified potential problems with the foundation, roof or other features of the home. And there may be things about the area that the listing agent can't tell you, but you should know. If there is no certified or professional documentation for the potential concern, it is not something that the seller is likely going to disclose and the listing agent can't tell you what he does not know to be true about undisclosed potential issues like an old roof or AC system**. This would not be in his client's best interest. And you are not his client.

Rule 3.?

Every Market is different.

Every state, city, community and street are different in the business of Real Estate. Generalizations don't work and what is happening in one city or area has nothing to do with what is happening in another. This is true of appreciation, growth, foreclosures, short sales and virtually every aspect of the real estate process.?

Rule 4.

Living in a community does not make someone the real estate expert.
The "business" of Real Estate is far more than knowing where the community pool is located and which neighbors are the ones that people talk about. Everyone can figure out the community map and local "gossip". Having an expert perspective on a community requires real-time experience and an understanding of the local real estate business.

Rule 5.

Building or buying new requires just as much experience.
New homes are a unique corner of the Real Estate Market and your Realtor should be well versed in all the normal aspects of Real Estate (community, comps, growth, schools, etc), and the Realtor should understand Time to Market appreciation of new communities, Construction, and when a new home builder is most likely to negotiate on a particular house and to what degree. It's a whole different ball game and the strategies are different out of necessity.?

Rule 6.?

Every deal is unique.
Having as much information as possible on the history of a home, the seller and what is going on around a specific property is critical to strategic negotiations. Since Texas is a "Non-Disclosure State", published public information is limited to the guesstimates that the county uses to determine tax value in a zip code, not actual sold sales data from the MLS. The county does not have access to MLS sold data and brokers are prohibited from publishing this data publicly.

Rule 7.?

Buyers determine Market Value for a home--not the Listing Agent. A Realtor that loves your home and is excited about your property will not affect either market value or the appraised value of the home. Buyers and their agents are smart. Pricing a home above market value only prolongs the inevitable re-pricing game.

Rule 8.

The Listing Agent does not sell your home.
A robust listing of a home is a function of Marketing and Online Advertising--not Salesmanship. Listing Agents almost never bring "the buyer" to your home and the Listing Agent and their brokerage will almost never be the one that sells your home--no matter how good they feel they are at "selling". The internet has changed this dimension of the business forever.

Rule 9.

An experienced Realtor should always know more.

More about the history of the house, community and area. More about what has sold during the past 6-12 months. More about what is selling in other areas of town and why. More about financial alternatives, reputable inspectors, the contract documents, title and all aspects of the end-to-end Real Estate contracting process. Your Realtor should be a business person who represents your best interests in a Real Estate transaction. Ask him lots of questions. Lean on him. Find out what he knows that you should know before you buy your next house.

Obama Begins Push for New National Retirement System

A recent hearing sponsored by the Treasury and Labor Departments marked the beginning of the Obama Administration?s effort to nationalize the nation?s pension system and to eliminate private retirement accounts including IRA?s and 401k plans, NSC is warning.

The hearing, held in the Labor Department?s main auditorium, was monitored by NSC staff and featured a line up of left-wing activists including one representative of the AFL-CIO who advocated for more government regulation over private retirement accounts and even the establishment of government-sponsored annuities that would take the place of 401k plans.

?This hearing was set up to explore why Americans are not saving as much for their retirement as they could,? explains National Seniors Council National Director Robert Crone, ?However, it is clear that this is the first step towards a government takeover. It feels just like the beginning of the debate over health care and we all know how that ended up.?

A representative of the liberal Pension Rights Center, Rebecca Davis, testified that the government needs to get involved because 401k plans and IRAs are unfair to poor people. She demanded the Obama administration set up a ?government-sponsored program administered by the PBGC (the governments? Pension Benefit Guarantee Corporation).? She proclaimed that even ?private annuities are problematic.?

Such ?reforms? would effectively end private retirement accounts in America, Crone warns. ?These people want the government to require that ultimately all Americans buy these government annuities instead of saving or investing on their own. The Government could then take these trillions of dollars and redistribute it through this new national retirement system.?

Deputy Treasury Secretary J. Mark Iwry, who presided over the hearing, is a long-time critic of 401k plans because he believes they benefit the rich. He also appears to be one of the Administration?s point man on this issue.

?This whole issue is moving forward very quickly,? warns Crone. ?Already there is a bill requiring all businesses to automatically enroll their employees in IRA plans in which part of every employee?s paycheck would be automatically deducted and deposited into this account. If this passes, the government will be just one step away from being able to confiscate all these retirement accounts.?

NSC has taken the lead in warning the nation about this new government onslaught and is plotting ways to stop it.

?This effort ultimately is designed to grab the retirement nest eggs of America?s senior citizens. This new government annuity scheme, even if it is at first optional, will turn into a giant effort to redistribute the wealth of America?s older citizens,? explains Crone. ?This scheme mirrors what I expect the President will try to do with Social Security. He wants to turn that program into a welfare program, too.?

NSC will likely unveil a new grassroots campaign effort later this year or early in January to coincide with the seating of the new Congress.
